Meaning of Carpet Area, Built up area and Super built up area

There are some major concepts involve in real estate sector which supposed to know by customers but unfortunately very few already knew about it. So we will going to cover one of the important concept here.

Carpet Area – Carpet area is the actual area you get for use in a housing unit. Area is measured wall to wall excluding the inner thickness of the wall. As shown in above image the green colored area is our carpet area. It also not includes common areas such as lobby, lift, stairs, play area etc.

Built Up Area – Built Up Area is the carpet area plus the thickness of outer walls and the balcony. As shown above image the area covered with blue color . you can calculate built up area by adding 10% loading factor on carpet area.

Super Built Up Area – Super built-up area is the built up area plus common areas such as the lobby, lifts shaft, stairs, etc. The plinth area along with a share of all common areas proportionately divided among all unit owners makes up the super built-up area. It can be calculated by adding a loading factor to the carpet area, which may also vary from 15% to 50%. As shown in above image area colored with green and brown is Super built up area

In short, we must need to keep remember following Equations,

BUILT UP AREA : WALL AREA + CARPET AREA

SUPER BUILT UP AREA : BUILT UP AREA + COMMON AREAS
